From deluge to dearth, South Florida's real estate market is shrinking as the number of homes for sale drops to its lowest amount since the economic bust of 2008.
About 49,900 residential properties in Palm Beach, Broward and Miami-Dade counties were listed for resale as of June 13, according to a report today from the Miami-based consultancy group Condo Vultures.
That's less than half of the nearly 108,000 homes for sale in November 2008.
Peter Zalewski, a principal with Condo Vultures, said the reduction is attributable to several factors such as investors picking up cheap homes and paperwork problems that continue to hold up foreclosure proceedings.
"Buyers, especially foreign investors with strong currencies, are scooping up South Florida properties at dramatic discounts due to the lack of financing available for domestic buyers," Zalewski said.
The inventory report includes single-family homes, townhomes and condominiums.
While the report offers some good news for South Florida real estate - fewer homes means more competitive pricing - it notes that the 1.3 million-resident Palm Beach County carries the largest share of the inventory with 17,800 homes.
But that may not be for long. Another report released today by Realtor.com found that Palm Beach County was the 10th most searched real estate market in the nation in May.
The Tampa-St.Petersburg area was the only other Florida region to make it into the top 10 most searched areas, ranking 5th nationwide.
"As downtown Miami has stabilized, investors started looking to Broward and as that stabilizes, they will make Palm Beach their end destination," Zalewski said.
Bill Richardson, president of the Realtors Association of the Palm Beaches, said he's been watching the inventory of homes fall for the past six months.
"I think this is good news, but we're not out of the woods," said Richardson, who is managing broker for the Keyes Company in Boca Raton. "We don't want to be totally dependent on cash buyers and foreign investment. That's not a long-term solution."
And does the dwindling inventory mean now is the time to buy?
Not necessarily said Jack McCabe, a real estate consultant in Deerfield Beach.
He predicts banks will soon rebound from the fall's robo-signing scandal, pushing more distressed homes on the market and causing further pricing tumult. Of the 40,050 South Florida homes that have sold so far this year, 46 percent were either short sales or bank repossessions, according to the Condo Vultures report.
Also, there are more than 300,000 foreclosure cases backlogged in Florida's court system.
"If you're buying a home for the right reason - because it's near your work, in a good school zone, or near worship and recreation areas you enjoy - buy it," McCabe said. "Don't look at a home as solely a good investment."

Why To Buy South Florida Real Estate Now!

Red sold sign in front of houseOK, we get that you want to be the one guy in the universe to know precisely when housing prices have reached bottom before you buy. Well, the logic of multi-millionaire hedge fund manager John Paulson may just shut you up.

He says that today's record-low interest rates make this the best time to buy homes in 50 years. In fact, his advice is: "If you don't own a home, buy one," Paulson said. "If you own one home, buy another one, and if you own two homes, buy a third and lend your relatives the money to buy a home."

Does it matter what Paulson thinks? Well, he was in that small club of people who predicted the sub-prime collapse (a club that apparently no one in our government joined).

But even more important, the math is in his court. The key to why this is a good time to buy a home is the historically low interest rates, which began to ever-so-slightly creep up this week.

Calculators ready? Keller Williams provided this example on its blog. Let's say there is a house for sale for $250,000. Interest rates are 4.3%, which make your monthly principal and interest payment $981. Over the course of this loan, you will pay $191,693 in interest. Now let's drop the home price to $225,000 -- a 10% price deduction. If interest rates are a point higher -- 5.23% -- your monthly principal and interest are now $991 ($10 a month more) but your total interest paid over the course of the loan is now $221,282 -- about $30,000 more over the course of your loan. A 1% increase in mortgage rates more than offsets a 10% drop in the home's price.

The key to home ownership has always been interest rates. And right now, they are at historic lows with some indications that they are beginning to creep up. So maybe -- just maybe -- real estate agents aren't blowing hot air when they say now is a good time buy or move up. And if the home prices go down, it doesn't matter.

Fabulous Dining in Royal Palm Place

I have my favorite restaurants in Boca Raton, Florida.  It's hard for me to venture out to new restaurants because I know I'm guaranteed an incredible meal at the ones i've already been to. The last few months I have decided to go out of my comfort zone, and venture out.  Lucky me, it's been great!  I have found some awesome places in Boca, that I'm so excited to share with you!

According to RoyalPalmPlace.com,"Royal Palm Place has definitely become a mecca for amazing food and unique options for dining. Notable restaurants have established themselves within Royal Palm Place, creating what is referred to as "Restaurant Row", and the cuisines are so international in scope that it has become a true "culinary destination". Many of these restaurants have repeatedly been recognized by a variety of prominent local and national publications, including Zagat, consistently earning high marks for food, décor and service,"

It's true, there are so many amazing restaurants there.  A few that I have tried this month are Caruso Ristorante, Maxies, the Hot Dog Spot and Table 42.

Caruso Ristorante- Hidden in the back of Royal Palm Place, I thought it was a pizza joint!  I was incorrect.  It was a fabulous first-class dining experience, set in a quaint setting. There was a guitar player, singing table side.  We started our meal with warm homemade bread and a complimentary anti-pasta platter.  I recommend the lobster ravioli, and caesar salad, which is large enough to share!  The restaurant is small, so reservations are recommended.

Maxies, The Hot Dog Spot- It was definitely a "wiener" experience!  It's family friendly, 50's Diner Style, and delicious. Menu is small, but will not disappoint.  This restaurant will sure to bring the child out in you.  


 Table 42-  I wasn't sure what to expect, but I loved Racks other restaurant, so I thought I should give this restaurant a try.  Gary Rack is the owner of three South Florida restaurants, Racks, A Downtown Eatery, Table 42 and Racks in Miami. Gary Rack does it again!  Table 42 decor was tastefully decorated, and cozy.  We started our meal with complimentary warm bread and yummy dipping sauce.  It's a great place for pizza, pasta and salad.
